This cosy detached barn conversion sits in an elevated position, close to the owner’s farmhouse and boasting distant sea views. Guests can enjoy the enclosed garden with your very own private hot tub.

Situated on the edge of Exmoor National Park and with National Trust's Heddons Mouth only up the road this property is in a great location. The picturesque village of Combe Martin is within easy reach, boasting a beautiful beach, secluded coves and variety of cafes, inns and shops. There are also many breath-taking walks in and around the village, situated nearby is the South West Coast Path. Why not pack up a picnic and enjoy a day out exploring the South West Coastline. Take a trip to the nearby fishing village of Ilfracombe and jump aboard one of the many boat trips available and see if you can spot a seal or two. Surfers and beach lovers alike have a choice of beaches only a few miles away, also within the village is a dog friendly beach, an array of shops, cafes, restaurants and pubs. Other attractions in the area include Arlington Court, Dartington Crystal and RHS Rosemoor.

On entering the property you are greeted by a light open-plan lounge/kitchen/diner boasting vaulted ceilings, exposed beams, wood burner Smart TV and French doors opening out onto the garden. The kitchen area is hand built and well fitted offering everything you need to cook up a three-course meal or alternatively whip up a quick snack with electric oven and induction hob, microwave, dishwasher, fridge/freezer and washing machine. A ladder leads to a mezzanine level which is ideal for those wishing to escape and enjoy some peace and a good book. Back on the ground floor and to your right is a stylish shower room with WC and the spacious bedroom with king-size bed completes the accommodation.

Open up the French doors and admire the stunning views over the fields and down the valley to the sea, out here you'll find the patio area with BBQ and private hot tub great for stargazing in this area of low light pollution, the fully enclosed lawn runs down to a picnic area at the bottom where you can sit and enjoy a glass of wine whilst watching the sun set into the sea, this area is also great if you don’t wish to venture too far. Please be aware, from time to time there will be livestock in the nearby fields which will range from cows with their calves and sheep with their lambs. There is private parking for one car available outside the property.

Dogs are charged at £20 each per full or part week.

Had a fabulous time. Accommodation was lovely and clean, hot tub was fab and the location was ideal. We were greeted with wine and goodies, & also dog treats for the dog. Was a lovely touch. Would highly recommend and would 100% visit again!

Great cottage with fantastic views, plus a hot tub ( sadly the weather was against us for using this.) Lots of interesting places to go and see, and all pretty close. Well worth a visit.

Birdsong Barn is a superb chill-out location. The attention to detail is great. I cannot think of anything the Barn was lacking. Welcome gifts a surprise and appreciated bonus. We thoroughly enjoyed our stay and will definitely return.

Birdsong Barn was an absolutely stunning place to stay and we had a lovely time! The Barn is spotless and a real cosy home from home; everything has been thought of, thoughtful welcome treats left, and no expense spared on making sure guests have a wonderful stay. The cottage was absolutely lovely. Everything you need to make a couple days away comfortable, with fresh towels, biscuits, doggy treats and even a bottle of wine. Would highly recommend this place to anyone who wants a weekend getaway.

We were very happy with our stay here. The location was great, as well as the facilities. Welcoming and helpful owners too. The welcome package was very informative on how everything worked. Our dog even had his own treats which was a lovely touch. We would stay here again.

The cottage is brand new and the decor and furnishings is 1st class - they wasn't anything that had been forgotten, even dog towel/treats & bowls Fresh fruit bread was on arrival which was a really lovely touch Hot tub was perfect - would highly recommend

Absolutely beautiful cottage. A great stay, wish we could have stayed longer. Couldn't fault it, every bit of kitchen equipment you could possibly need. Pleasant and helpful hosts.
