Nestled in An Area of Outstanding Natural Beauty with breathtaking views towards the Cairngorms mountain ranges. Close to the pretty villages of the Bridge of Cally and Kirkmichael. Perfectly positioned to enjoy all outdoor pursuits including salmon and trout fishing directly from the property on the river Black Water, hiking, biking, golfing, Llama trekking, or visit the nearby Persie Distillery for a spot of gin tasting! Located in the Cairngorms National Park on the North East 250 route and Scotland’s snow road with Glenshee Ski Centre within easy reach. Visit the picturesque towns of Blairgowrie, Pitlochry, Dunkeld and the city of Perth, home of the famous Scone Palace or enjoy a day out at the Perth races.

Step inside this delightful detached cottage into the sunroom with seating area enjoying magnificent glen views across to the Cairngorm mountain ranges. Through to the light and bright spacious lounge, where you can relax on the comfortable sofas after a day out exploring the beautiful local area. Enjoy a great movie on the Smart TV, and on those cooler evenings light up the lovely roaring wood burner. Next is the well-equipped kitchen perfect place to cook up a storm with electric oven and hob, microwave, fridge/freezer, dishwasher and washing machine. Followed by the bathroom with shower over bath and WC. Finally completing the accommodation is the stylish king-size bedroom with fantastic four-poster bed and ample storage space.

Venturing outside with access to the lovely rear garden and direct access onto the bonnie Black Water river, with fishing rights for salmon and trout to enjoy. Please note the garden is unfenced around the river and close to the A93 so care to be taken with your dogs. There is ample off-road parking available in front of the property.

Dogs are charged at £20 each per full or part week.

Great cottage in some beautiful countryside. Clean and well presented with character. Good base to explore this area of Scotland.

What a very idyllic beautiful homely cottage. Had everything needed and had a great week there. Bed was really comfy, a lovely welcome package, Louise is there if you need anything. Will definitely be booking to go back again.

Great location, lovely and comfortable, lots of space for us and the dogs, loved the area for walking and a lovely garden we could use. On arrival there was everything we needed for the first night milk,bread, eggs, butter, etc. We were met and made very welcome. Thank you,

Perfect little cottage, perfectly pleasant hosts, both husband & wife very approachable with nothing too much trouble. Definitely have a drive along the road to purchase fresh meat products from Glenkilrie larder

Beautiful little cottage, very comfortable and well-equipped. The owner is super friendly and helpful. The only downside for me is how close it is to the road, but fortunately the traffic does die down in an evening and it certainly didn't disturb my sleep, but it did make the beautiful sunroom a little less enjoyable due to the traffic noise. This was a lovely break from the city. Welcomed by owner Louise, right from the start we felt relaxed. The cottage is immaculate, with lovely soft furnishings to help you relax, lovely comfy sofas and the bed was awesome. She had thought of every thing in the spacious kitchen. This lovely cottage was just everything we needed for a week's break. It was spotlessly clean and furnished to a really high standard. The owners have been so thoughtful regarding providing all necessities and more. They were friendly and helpful but not intrusive and we felt very welcomed. Situated to get around to many other places easily and cosRead morey to return to and sometimes just sit in the lovely sun room and watch the lambs and squirrels.with a tipple. We stayed here for a few days - the property was spotlessly clean and has been newly decorated and furnished to a high standard. The owners were very friendly and thoughtfully left some items for us and for our dog! They suggested some great local walks (Blackwater reservoir, the Cateran trial) close by that are great for dogs. We used the garden oRead moref the cottage for our dog and the gate can be closed if you want to let your dog off lead. Just wish we could have stayed longer! Hide
