Located just a short walk from the unspoilt shingle beach at Pett Level, which is known for its rock pools, fossils and the mysterious 6,000 year old sunken forest which can be seen sometimes when the tide is out, making this property ideal for families and couples looking for an old fashioned seaside break, near to glorious countryside and dog-friendly beaches. Keen walkers and cyclists can explore the Rye Harbour Nature Reserve or Fairlight Country Park which are both within easy reach. The property is midway between the pretty medieval town of Rye, famous for its cobbled streets and smuggling stories or take a trip to nearby Hastings Old Town where there is a wealth of shops, cafes and restaurants, coupled with seaside attractions to keep the family entertained.

Step inside this wonderful light and airy split-level cottage into the lounge where a warm welcome awaits you. Curl up on the large comfy corner sofa in front of the wood burner, make yourself feel at home and enjoy a film on the Smart TV. There is also a small breakfast table to relax with a cup of coffee, or snug into the cocktail chairs with a good book. Walk through to the open-plan kitchen/diner which is a fantastic place for family entertaining. Enjoy preparing meals in the well-equipped kitchen which offers an fan-assisted oven and induction hob, combi microwave oven, Nespresso coffee machine, a boiling tap, American style fridge/freezer with water dispenser, and a dishwasher, before dining at the large dining table with seating for everyone in front of the wood burner. The dining room offers an additional Smart TV and Bluetooth speaker for enjoying a spot of music whilst you eat. There is also a utility room with washing machine and tumble dryer. The cottage offers five bedrooms, two master double bedrooms, both with en-suite shower rooms with shower and WC, located at either end of the cottage, which is perfect for two families staying together. There are a further two double bedrooms and one twin bedroom, which share the bathroom with shower over bath and WC. There is also a small lobby area with a retro electric organ which guests are welcome to play.

Heading outside there is a garden with a decked area with table and chairs. There is a further lawned area to the side of the property, and private parking for three cars.

Dogs are charged at £20 each per full or part week.

Three generations of my family stayed in this house and all loved it! The house was comfortable for a group of 10, with a great L shaped sofa and long dining table. We have never been in a holiday rental property with such a well equipped kitchen and the kitchen was great for communal cooking. We would love to return!

Lovely accommodation for a family getogether . Only drawback with party of all adults is the 3 doubles that share a family bathroom. We had a great Christmas there. Tree and a few decos set the scene. Kitchen allowed space and equipment for all to muck in and the table was plenty big enough for us all to eat together and play games. fabulous cottage so roomy and so very well equipped. We as a party of 10 loved it. The weather was glorious so the outside space was a big bonus. All the rooms were comfy with good space. I loved the dining area with its big table accommodating 10 easily. The kitchen is fab too and very easy to cook and keep clean. The children loved the ice maker Read morein the fridge. Hide

A brilliant house for our large family to get together. Great space and lovely outside area for eating/ relaxing in good weather. Very clean and well equipped. Enjoyable walk to the beach from the house and lots to do in the surrounding area.
