Elegant and spacious single-storey property, close to Near Sawrey, set in a four-acres of gardens, with great views of the surroundings.

The village of Near Sawrey is very close to Hill Top, the former home of Beatrix Potter is now open to visitors and offers a wonderful insight into the author’s life. There is also a pub and restaurant in the village, whilst just down the road, the neighbouring village of Far Sawrey is a must see. Lake Windermere is just 2.5 miles away, as is the ferry terminal, from where regular boats run across to the town of Bowness.

This stunning property offers single-storey accommodation sleeping eight guests and is reached via a quiet track lane. On entering the property, guests will come to the welcoming hall, which offers a lounge area with comfortable seating next to the wood burner-effect electric fire. To the left of this space is the spacious kitchen/diner which offers a well-sized dining table and well-equipped kitchen with oven, hob, microwave, fridge/freezer, and dishwasher, whilst the washing machine and tumble dryer are located in the nearby utility room. The property’s main lounge has large floor-to-ceiling windows, which flood the room with light, as well as wood burner, comfortable seating, well-stocked bookcase, TV, and DVD. Three of the property’s bedrooms are located in the main house: a double room, a twin room (which can be made up as a king-size on request) and a bunk bedroom. The main bathroom has a shower over the bath and there is also a separate shower room with WC. The fourth bedroom, another twin room, is in a separate summer house. This room benefits from a wet room with shower and WC.

Outside, the property enjoys a stunning four-acres of gardens, with lawn areas, tucked away corners, benches, and a swing. There is also a covered veranda at the front of the property, from where guests can enjoy the stunning views over Esthwaite Water from the provided seating, table, and benches. There is off-road parking for three cars to the side of the house.

Dogs are charged at £20 each per full or part week.

Broad Howe is a very special house and the pictures do not do it justice! The views are amazing even in bad weather. It is also a very warm and cosy house and so close to walk to fab pubs!

We had a wonderful week here with our three dogs. The views are unlike anything Ive seen before, outstanding is an understatement. The cottage also has a certain old style charm about it and from the moment you walk through the door you immediately feel like youre home. I look forward to our next holiday in this cottage

The 5 of us hugely enjoyed our week at Broad Howe. The views are the best I've had in any house in many years of coming to the Lakes. There are good walks from the door, into the woods of Claife and shore of Windermere and down to Hill Top and Esthwaite Water. It is a good base for walks in Coniston and the Langdales. Having grown up in this house ( 1940 - 1950 ) it is pure nostalgia to stay here especially as it is now warm, comfortable and very well equipped. Of course the views and setting are stunning as is the privacy. So quiet and yet not far from Hawkshead and of course the Lakeland fells.

I have been visiting Broad Howe since 1972 either for tea with relatives or in later years to stay for holidays. The view from the veranda over the lake is my screen saver. Just sitting outside watching the weather roll in is so peaceful. Close to heaven on earth.

A beautiful homely bungalow with amazing views and a lovely garden with woodland at the back. Lovely that I could bring my dogs. The main garden isn't totally enclosed but the woodland at the top of the garden is deer proof, and mainly dog proof except for a few openings at the bottom of the stone wall which little dogs can get through. Fabulous holiday home, really warm and comfortable with stunning views, and good walks on your doorstep. Pubs and good food close by. You need to be a little handy at three point turns to gain access, but well worth the effort.

Its remote, which means a drive to towns, or long walks. Its a very narrow road leading up to the house an even more narrow and steep driveway. Views are simply stunning and although great for all ages, Id say probably best for those relaxing, wanting decent walks and to relax on the veranda and get away from the rush of life.

We loved our evenings in that cosy room in front of the wood burner The kitchen was a good size and great to have the utility room beyond for the dog and the dirty boots / washing! Broad Howe is the perfect place for a Lakeland Holiday with beautiful view and walks straight out on the fell, Esthwaite below and many famous peaks in view and easily reached. It happens to have half the rainfall of Ambleside, which has half the rain fall of Buttermere.
