This delightful property occupies a fabulous elevated position, boasts lovely views of the surrounding countryside, and provides a great base for a fun-filled holiday whatever the time of year.

Perfectly situated in an Area of Outstanding Natural Beauty in the Blackdown Hills and East Devon, there is much to see and explore including steep ridges, valleys, picturesque villages, ancient features and historic houses. The ever popular and world renowned Jurassic Coast and the delightful seaside resorts of Lyme Regis, Seaton, Sidmouth and Exmouth are within driving distance, as well as Beer, Branscombe and Budleigh Salterton. The stunning cathedral city of Exeter half an hour away by car, boasts an array of shops, bars, restaurants, cinemas and theatre, and the pretty market town of Honiton is even closer and is a mecca for antique hunters. Other attractions and places of interest include Crealy Adventure Park, Escot Gardens and numerous National Trust properties and gardens.

Stepping into the property you are immediately greeted by a beautifully light and airy kitchen/diner with two electric ovens and five ring hob, microwave, fridge, freezer and dishwasher. The next room is a spacious yet cosy lounge with patio doors to outside and here, comfortable sofas sit in front of a TV/DVD and warming wood burner. The final rooms on the ground floor are a king-size bedroom, a single bedroom with single bed and a bathroom with shower over bath and WC. Heading up the stairs and on to the first floor the rest of the bedrooms can be found, there is another king-size with TV and en-suite bathroom with shower over bath and WC, a further king-size, and two twin bedrooms. There is also a bathroom with hand-held shower over bath and WC which services these bedrooms.

Venturing outside a large garden area surrounds the property and boasts a hot-tub, enclosed lawn, patio area, garden furniture, garden games and charcoal BBQ. Further to this there is access to a shared games room with table football, table tennis, pool table and selection of board games provided and a shared utility room with two washing machines and a tumble dryer. A seven acre dog walking field is also available for your furry friends. There is ample off-road parking located on the private driveway.

Dogs are charged at £20 each per full or part week.

Had a lovely stay at higher westcott cottage (buzzard cottage). Location was so quiet and peaceful. Facilities at cottage excellent. Family break 11 of us in total, plenty of space for us all. Comfy beds, wood burner, hot tub, enclosed garden, safe for the children to play in and pet friendly. Would highly recommend. Will definitely return. Fantastic property in the gorgeous countryside. Hosts were fantastic and answered any questions as well as gave some great recommendations for things to see and do. The cottage itself has a lovely kitchen and seating area as well as very comfortable bedrooms. We thoroughly enjoyed the hot tub as well! Would 100% recommend!

Everything was lovely and clean. The beds were comfortable. Lots of space and very private area with gates to shut from main road which was a blessing with the dogs and keeping the kids in. The roads are very scary around as they are single track in places. But the sky at night was amazing with the stars. We had an amazing family holiday at Buzzard Cottage. Although the property is quite remote the cottage provides everything you need so no need to be anywhere else to relax and surround yourself in the fabulous countryside. We loved every day spent in the very comfortable and family friendly cottage.

The cottage was great for our family of 9. Lots of space to socialise altogether and both indoors and outdoors. Could have done with a slightly bigger BBQ but that is only a minor point. Great amount of kitchen equipment and the beds were very comfortable. Would go back again for sure.

This is a super property. we were just 6 adults but it would happily accommodate 2 families, with lots of bedrooms and spacious living quarters both in and outdoors. very safe with big gates and an enclosed courtyard. the kitchen was well stocked with quality equipment and our hosts were super helpful and friendly. the hot tub with crystal clear waRead moreter was an added bonus - and the beds were super comfy! A well appointed cottage in a pleasant rural setting, well equipped to a good spec. with several things provided. Owners are on site giving the benifit of local knowledge and good attention to the hot tub. Ample parking space. A very enjoyable holiday

The cottage is spacious and comfortable; really well-equipped in the kitchen. There were some boardgames, recipe books and outside games as well as the hot tub. It was only half an hour to a good beach. The owners were lovely and really helpful.

Buzzard Cottage was a great location for a large family group, the onsite owners were very friendly and helpful. We appreciated the little extras on arrival.
