This converted barn is located on a 500 acre working farm. One of three barns on the complex, it is an ideal base for a memorable holiday in North Devon.

This cottage is a great place to stay while holidaying in Devon. Guests can relax and enjoy the surroundings or get out and about to see all that the area has to offer. Take a cliff top walk and enjoy the beauty of the North Devon coast, where surfers and sunseekers alike will love the local beaches. The village of Hartland is located nearby with its shops, family pubs serving traditional meals, and a takeaway, or you could take a day trip to RHS Rosemoor or Hartland Abbey.

Inside the property, original stonework and exposed beams can be found throughout, allowing the cottage to beautifully retain its original charm. The spacious and airy lounge/diner has a wood burner (logs £5 a basket) with ample comfortable seating around it, plus a dining table and chairs; a TV, DVD, and hi-fi provide entertainment. The kitchen is decorated in a country style and is equipped with an electric oven and hob, integrated fridge, freezer, microwave, dishwasher and washer/dryer. The bathroom is located on the ground floor and has a shower over bath and WC. Upstairs is one galleried double bedroom which overlooks the lounge/diner.

Outside, guests will find private patio with seating and BBQ. Ample parking is available.

Dogs are charged at £20 each per full or part week.

We recently spent a week in Waterwheel cottage, Docton Farm. From the lovely welcome gifts when we arrived, the great cottage with super mezzanine floor, to the beautiful location we really had a fantastic week. Quiet location on a working farm. Perfect position to get to Hartland, Bude, Instow, Bideford, Clovelly, Sandymouth and further afield to Read moreWoolacombe. We would totally recommend to those who enjoy exploring the countryside by car/ foot/ bike and we will definitely return. Hide

Water wheel cottage was lovely and situated on a working farm. The owners where welcoming. The cottage was perfect for a couple.

A very comfortable cottage in a beautiful rural location. Beautiful coast nearby Bude, westward Ho! I would highly recommend a trip to Sandymere beach just up from Appledore its beautiful and has a large dog friendly zone. The owners were very helpful with lots of advice for trips out all in all very relaxing and comfortable.

Excellent accommodation in a rural location, ideal base for touring North Devon and Cornwall. Little touches like flowers and a welcome pack with wine and chocolate biscuits really set this property apart , attention to detail. Clean , comfortable in beautiful countryside on a working farm , what is there not to like.

We arrived early which was no problem to the owners . They made me and my 2 year old Jack Russell "Scrumpy" very welcome right from the start . Inside property it was clean and tidy and very homely . Facilities were top class , in fact kitchen looked to be newly installed. Exceptionally clean, warm and very cosy cottage. Our arrival was very welcoming, lights and heating on and a well thought out welcome pack (thank you). A small enclosed courtyard made it ideal for our dog. There was also a safe, gated play area for anyone with younger children. We had a really wonderful stay at Waterwheel. Im 7 months pregnant and booked this as a last minute 3 night get away with my husband and our dog. The cottage was just perfect, really clean with everything you need. On arrival were were so grateful for the coffee, milk, biscuits, wine and beer. We ventured to port Issac, Bude, Westward Ho, Clovelly Read more& Hartland quay to watch a beautiful sunset from the hotel, but couldnt wait to get back to the cottage, put on the log burner and relax. Wow, What a great cottage. the location is amazing, yes it is on a working farm but it's very quiet and peaceful. The owners are really friendly and helpful. The views from the top of the drive are stunning. We would definitely go back.

The cottage is in a beautiful location and a bit of the beaten track so make sure you have a sturdy vehicle! The cottage is lovely and clean and the perfect size for me, my partner and our 6 month old baby who enjoyed seeing all the new sites. A 25 minute drive to Bude which was lovely and close to other small towns.

The road to the farm is very much a track more than a road. Tarmacked but only just in places. Would not want to drive these roads in winter. Very peaceful but never met the owners. Phone signal not good indoors.
