This idyllic property nestles in a convenient setting on the edge of Braunton and with the burrows and a selection of sandy beaches close by, it provides a perfect base for families and groups of friends.

Forming part of the original Folly Farm, which dates back many hundreds of years, this conveniently placed Grade II listed thatched cottage is just a short stroll to the centre of Braunton, where you can enjoy browsing the plethora of individual shops, restaurants, pubs, and takeaways. Just outside the town, Braunton Burrows provides a lovely backdrop for scenic seaside walks. Just three miles away, Saunton Sands boasts an expansive sandy beach popular with families and surfers, and further afield, sand, sea and surf can be enjoyed at Woolacombe, Croyde and Putsborough. Walking enthusiasts will also be spoilt for choice with the nearby South West Coast Path, taking you across the spectacular headland to Baggy Point, and Exmoor National Park within easy reach by car. Other family attractions and places of interest nearby include Barnstaple, with market and high street shops, Exmoor Zoo, Watermouth Castle, Dinosaur and wildlife park as well as other coastal towns such as Combe Martin, Morethoe and Ilfracombe.

Stepping into this beautiful property you are greeted by a good-sized entrance hall with slate floor and under floor heating and continues into the spacious kitchen/diner at the rear of the cottage. This superb room has two sets of twin French doors which open on to the decking and to the crazy paved sitting area to the side. Light and bright it also benefits from a vaulted ceiling with 3 pairs of skylights, an excellent run of Oak work surfaces as well as a kitchen table with benches and chairs. Well equipped with large electric range oven and gas hob, microwave, fridge/freezer and dishwasher. Good use of lighting and a wall mounted TV makes this the hub of the cottage. The double aspect sitting room has French oak flooring and an attractive fireplace with gas fire, whilst the separate dining room has a lovely herringbone wood block floor with plenty of room for everyone to formally dine. This leads through to a useful utility room with washing machine and tumble dryer and the ground floor double bedroom. There is also a very useful WC. Heading upstairs to the first floor, the master bedroom has a walk-in shower, there is also an attractive sink and good-sized wardrobe. There are two further bedrooms one single with pull out trundle bed, a further twin room and taking a step up to the very well-appointed split level bathroom with a step up to the bath, separate shower and WC completes the accommodation.

Stepping outside from the rear patio doors is a delightful cottage garden providing a good degree of privacy and is mainly lawn with decking and crazy paved areas including mature fruit trees, shrubs, soft fruits and a variety of other plants and shrubs. There is also a very good-sized summerhouse. Parking for three cars on the driveway.

Dogs are charged at £20 each per full or part week.

Lovely spacious property, great location close enough to walk to town. All of the equipment we could ask for and the summer house was full of more useful things. We really were impressed with the cottage and will be back again.

Stayed here with children and grandparents-a superbly decorated home with idyllic garden. Plenty of equipment for kids of varying ages, and downstairs double room ideal for elderly mother. Short drive from beaches or the garden is wonderful for relaxing also, and plenty of shops to potter about In Braunton
