Detached property refurbished in 2016 in a desirable village location between the seaside resort of Exmouth and the historic City of Exeter. A perfect base to Explore Devon.

This stunning and tastefully decorated property benefits from vaulted ceilings, exposed beams, a decked terrace and enclosed lawn area. Just over half a mile from the doorstep is the Exe Estuary, where guests can enjoy a relaxing stroll towards either Exmouth or Topsham.

Set on the edge of Lympstone village which offers a choice of public houses, a village store/Post Office and a coffee shop. The estuary trail from Exmouth to Exeter is popular with walkers and cyclists. The seaside resort of Exmouth is close by with it’s cliff top walks and stunning views of the bay, also with sand dunes, rock pools and seaside attractions. Darts Farm with it's award winning farm shop is within easy reach as is Topsham. The Exe River café (seasonal opening hours) is accessed via boat and is well worth a visit. The historic Cathedral city of Exeter is a short drive, train or bus ride, the Roman Quarry Caves and Seaton Electric Tramway are also nearby.

The reverse level accommodation offers ONE bedroom: king-size with large en-suite shower and WC. Lounge/kitchen/diner: with woodburner and TV. We had an amazing two night stay in the Hayloft on Linhays Farm. The cottage had everything you could want and more and was a perfect getaway for us. Loved having cosy/relaxing nights in with the fire going.

Very cosy, everything we needed was there. The location was ideal, near four village pubs with great food, country walks and the boardwalk to Exmouth or Exeter meant great days out. Lymostone is a beautiful village.

Everything was perfect from booking to leaving. Delightful little apartment-quiet but easy walk to a few eating places as well as coastal walks/cycle track/railway station. Certainly will be back when visiting family in the area-best place weve stayed in 15+years of visiting the area.

This was our second stay in the Hayloft. A warm welcome from the owner, Sarah. A superbly appointed home from home, with excellent Wi-Fi. A great location for exploring all that Devon has to offer. Walking distance from the train station and bus stops. Within easy reach of the Exe estuary path, ideal for walking & cycling, with breath taking views.Read more Lympstone village has plenty of pubs/restaurants suiting all wallets and tastes and a small grocery store. Beautifully decorated, lovely furnishings and dog friendly too. Located in quaint Lympstone, adjacent to a number of fab pubs and restaurants, and two miles away from Exmouth Seafront.. really wonderful, what more could you want?

We had a lovely time in the cottage. It was well equipped and the hosts were helpful and friendly. The open plan design of the cottage was comfortable and the outdoor space was very relaxing.

Everything you could possibly want for a short break, fantastic location, lovely walk down to the village (and its 4 pubs) through the Shetland pony field. Fantastic hosts, would highly recommend.

A most unusual and charming place. We were a bit worried about the owners being so close but they were charming and helpful. We will definitely return. Everything worked beautifully and the bed was very comfortable.

A very comfortable cottage, in a good location for exploring Exeter, the Exe estuary and the coastline from Exmouth to Sidmouth. It is also close enough to Dartmoor. The "upside down" design means there are pleasant views from the living room/kitchen. The decoration is thoughtful, tasteful and attractive.
