Lovingly styled three-storey property situated in the village of Instow, which enjoys a fantastic location on the estuary of the River Torridge, and boasts a lovely sandy beach.

This property is located in the pretty estuary-side village of Instow in North Devon. For those looking for a relaxing holiday, it is easy to spend the days strolling down to the village’s sandy beach, taking walks amongst the sand dunes, enjoying a delicious local ice cream, and dining in the village’s pubs. Alternatively, catch the seasonal ferry across the estuary to the village of Appledore, a traditional fishing village with a good choice of eateries, and an array of interesting shops.

This stylish cottage makes a wonderful base for a holiday in North Devon. The heart of the property is lovely lounge/kitchen/diner which is a beautifully relaxing space, with patio doors at one end which afford the room spectacular views across to the estuary. The lounge area has two inviting sofas, a flame-effect gas fire, and a Smart TV for guests to enjoy. Towards the other end of the room, there is a shabby-chic style dining table, beyond which is the light-filled kitchen area which is well-equipped with an oven, hob, microwave, fridge/freezer, Lavazza Pod coffee machine, dishwasher, washing machine and tumble dryer. Also on this floor is a handy cloakroom with a WC, and a wet room with a shower, perfect for washing sandy toes or paws after a day at the beach. Moving up to the first floor, guests will find two of the property’s three bedrooms: a king-size room which benefits from its own TV, and a pretty twin room. The bathroom on this floor has bath and WC. The second floor is home to the sunny master bedroom, a king-size with a TV and an en-suite shower room with WC.

To the rear of the property, there is a raised decked patio which leads directly off the lounge and offers a table and chairs which make this a great space to enjoy a family BBQ or alfresco drinks. A large passageway to the side of the property can be used for access to the garden and decking area, perfect for surfboards and bikes etc. Four steps lead down from the decked area to a lawn, giving guests a little more space in which to relax. There is roadside parking available locally, or guests may prefer to use nearby public car parks.

Dogs are charged at £20 each per full or part week.

Secure garden and beautiful views from patio & lounge. Road noisy for twin room. Large shower (separate to bathroom) on first floor is not in description but very useful. All rooms comfortable.

Beautiful cottage with great location for the beach and views to die for. The cottage had all the equipment you could wish for, and is a true home from home. The only issue, which will prevent us from returning is the very busy road that it is situated on, and the need to take dogs and small children across said road to access the car, and also theRead more road noise at night, heard from the cottage. Great house in an ideal location and fantastic views. The house was comfortable with lots of room for the four of us and the dogs. Very convenient for the very well stocked John's of Instow and the lovely friendly pubs which all did good food. We walked on various sides of the estuary and Burroughs; all easy to get to. Lovely part of Devon.

Sandpipers was a fantastic place to stay for our holiday, short walk to the beach, shops and pubs. Very clean and modern. Parking no problem in the road opposite.

Sandpipers is a lovely house and was the base for a family reunion. Space and ample equipment for 6 of us including outside deck which due to the weather we used many many times. A bathroom each was also a major plus!

The location of this property is excellent. The view from the terrace is breath-taking. It is only a five minute walk to the beach which is lovely.

its all about the view. fantastic views of the estuary from the downstairs lounge and upstairs bedrooms. the house is situated well for easy access to the village and the beach. literally a five minute walk. very open, light with excellent facilities and well proportioned so it feels comfortable.

We had a lovely Christmas at Sandpipers. The house was spotlessly clean, well equipped, very comfortable and warm, and had been decorated for the festive period. We had two cocker spaniels with us and so the wet room as you come in the door was a bonus after walks on the beach. This is a great house for 4 people . Very comfortable and cosy . Enclosed garden for dog was great and the views are the best . Instow itself was a lovely place with really good places to eat and the deli at bottom of road had everything and more ,would definitely recommend and will very likely come back
