Delightful barn conversion in the Norfolk Broads, perfect for a family gathering all year round. With plenty to see and do you will find something the whole family can enjoy.

A delightful barn conversion in the heart of the Norfolk Broads, the perfect base for the many points of interest. As well as an excellent selection of walks and cycling from the doorstep. The villages of Potter Heigham and Ludham are close by. Potter Heigham with its shops, boat rental, restaurants and bars. Ludham 1 mile away with a great family pub, a large "corner shop", a traditional butchers and a tea room. The nearest wide sandy beach is only 8 miles away at Winterton–on-sea. A couple of minutes further up the coast you can watch the famous seal colony at Horsey gap. Don’t forget your binoculars! The National Trust properties of Blickling Hall and Felbrigg Hall are only a short drive away. Norwich is 30 minutes by car, with its castle, museums, cathedral and a large selection of shops and restaurants.

Enter the property through the gate to the rear of the building and across the paved garden. As you enter you will be greeted by a spacious open-plan lounge/kitchen/diner. The lounge is the perfect place to unwind and relax with family and friends, not only is it bursting with character in the shape of its original beams and woodwork, it has a sofa, two big bean bags, a TV and a wood burner to cosy up and let the conversation flow on those wintry nights. The dining area has a table and two long benches and will comfortably seat up to six guests with room for more if you have visitors for dinner. The kitchen is well-equipped and has an electric oven and hob, a microwave, fridge/freezer, dishwasher and washing machine. There are three bedrooms in this cottage under its vaulted ceiling. There are two twin rooms which both have plenty of storage space for your belongings and share a family bathroom with bath and shower head. The third bedroom is the four-poster master bedroom which is a big double room and has an en-suite shower room with WC.

There is an enclosed outdoor space where you access the property and the owners have provided enough seating and a table for up to six guests, so why not soak up the sun whist enjoying some al fresco dining. There is also access to the potting shed to store any outdoor equipment safely as it is padlocked. There are 2 private allocated parking spaces in the parking area.

Dogs are charged at £20 each per full or part week.

We had a fabulous stay, enjoying the local food and drinks. long walks with our dog. easy parking. We will be back.

We had a lovely week away from home. The kitchen was really well equipped, beds were comfy. Lounge was fine for four but would struggle to seat 6 adults. We would recommend people plan well in advance of leaving home as most local activities are water based and were all booked up the week we were there.

Cottage was spacious and well presented, kitchen well equipped and useful to have a washing machine and dishwasher! Nice location, midway between Ludham and Potter Heigham, both good for walks or boat hire at Potter Heigham. Good beach at Sea Palling.

Beautiful setting, there is a wonderful communal recreation area for the children to play in as no dogs allowed. Wonderful walking area and close to the broads and the sea. Lots of good features but definitely set up for dog comfort not children as garden is all stones and slabs. Would say it is 3 star not 4

Good location for access to the Broads and beaches. Well equipped kitchen. Relatively spacious but needs a bit more comfortable furniture. Very responsive owners and good communication.

Fantastic well equipped cottage. We loved it. The owners definitely make you feel welcome upon arrival with the small touches. Great location for beaches (we had a warm week!) great location for Great Yarmouth and Wroxham too. Property had Wi-Fi so our children were happy.

Enjoyed the well equipped and comfortable cottage, location allowed us to visit the coast and explore local countryside- lots of wildlife and beautiful scenery. Modern kitchen and bathrooms made our stay relaxing and pleasant. Attention to detail was fantastic- local map, torch and binoculars.
