This converted coach house and hayloft, set in a secluded rural location, is the perfect choice for those celebrating special occasions with loved ones as it comes with plenty of space and entertainment facilities, with the added luxury of use of the swimming pool and games room.

Located in the High Weald village of Burwash, this property is situated in the centre of the High Weald Area of Outstanding Natural Beauty, surrounded by beautiful countryside and quaint Kent villages, making it the perfect base for keen walkers with or without dogs. This property is ideally located for collecting provisions from the local shop or butcher, or enjoying a meal at one of the two pubs or tearoom. It is also just a short walk from historic Bateman’s, home to Rudyard Kipling for many years and a fascinating place to explore.

A long drive leads to this converted coach house. On entering the house, you will find yourself in the cosy kitchen, which has an Aga-style oven, fridge/freezer, dishwasher and washing machine. There is also a seating area in the kitchen. Steps from here lead to the enclosed garden and on the other side is the dining room with its impressive table seating 16 guests. The lounge is lovely and light and has three large sofas with seating for 12, and additional stools, TV and DVD player and a woodburner. Three of the house’s bedrooms are located along the corridor from the lounge, each of which have patio doors allowing access to the garden. One of the rooms has a king-size bed and en-suite shower room. The other two both have double beds and share the main bathroom, which has a gorgeous roll-top bath. Stairs lead to further bedrooms on the first floor, both of which have three single beds and share a bathroom with sumptuous roll-top bath and separate shower. In a separate hayloft building there is more accommodation, with its own open-plan living area, including a small kitchen with fridge, hob and microwave. There is also a double bedroom, with en-suite bathroom. There is an additional sleeping space available on the sofa bed in the living area. Below this accommodation is an open barn where there is a games room with pool table, dartboard and table football.

Outside, guests can enjoy summer BBQs at the rustic oak dining table overlooking the outdoor heated swimming pool, open May-end of September, which is shared with the main house and is available to use on a rota basis. There is also a hot tub available for private hire, which must be booked in advance direct with the owner. Children will enjoy the outdoor play area with its swings, monkey bars, trampoline, slide, football goals and sandpits, while on wet days the games room in the garage is the perfect place to be as it boasts a pool table, football table and dartboard.

Dogs are charged at £20 each per full or part week.

Please note there is a refundable £150 security deposit for this property payable closer to the start of your holiday.

As well as roaming the surrounding countryside on foot, or by bicycle and boat, there are also some beautiful day trips for those who love to explore. For history and culture, there are two National Trust properties close by: Bateman's (1 mile), a Jacobean house where Rudyard Kipling lived, and Scotney Castle (12 miles). Herstmonceux Castle (11.5 miles), a magnificent 15th-century brick castle, is also within reach. Dale Hill Golf Course (6 miles) is a must for keen golfers, and the town of Royal Tunbridge Wells (14 miles) is a popular destination for a spot of retail therapy.

We had family and friends down for a family celebration. Accommodation for adults and children was excellent, with plenty of room and a play area for the children. Kitchen was well equipped, but we ate out most days. Two very good pubs in the village within easy walking distance. Our family of 16 celebrated our golden wedding anniversary over the August Bank Holiday. The gorgeous weather enabled maximum use of the lovely pool and hot tub, thoroughly enjoyed by all. We were a group of 17 and found the building too small. We were very disappointed with the games room which was exposed to the elements as the door didnt have any glazing - this rendered it unusable in February.

The cottage was perfect for our family group of 16. Lovely location and lovely cottage. Lots of room and everything you need is there. The hot tub was a hit with the children and the adults! We arrived to a lovely hamper of goodies and a home made cake which was a lovely touch.
