Attractive property located centrally in the waterfront village of Instow in North Devon, within walking distance of the sandy beach, shops, and pubs.

This property is situated at the heart of the attractive village of Instow, which is found on the estuary of the rivers Torridge and Taw. The estuary beach is a family-friendly stretch of sand, backed by sand dunes which make a lovely place for an afternoon walk. In summer, a ferry runs across the estuary to the pretty fishing village of Appledore, where numerous pleasure craft offer scenic boat trips. The town of Bideford is just four miles down-river from Instow, offering a range of shops and eateries, and for those who are feeling energetic, it is possible to enjoy a riverside walk to Bideford directly from the property.

Entering directly into the open-plan lounge/kitchen/diner on the ground floor of the property, guests will immediately get a sense of the owner’s sense of style, which has created a calming and restful atmosphere throughout the cottage. The lounge/diner to the front of this space offers two comfortable sofas, and an extendable dining table, as well as feature fireplace with wood burner-effect electric fire, and TV/DVD. Beyond the lounge/diner, the kitchen has an oven, hob, microwave, and fridge with ice compartment, beyond which a utility room houses the washer/dryer and leads out to the courtyard garden. Open-tread wooden stairs lead to the first-floor accommodation, where there are two bedrooms: a spacious double room with a pretty feature fireplace, and an attractive single room. The bathroom has a smaller-sized shower-over-bath, whilst there is a separate WC on the ground floor. Outside, there is a charming narrow courtyard patio to the rear of the property, offering a sheltered place to sit with a quiet relaxing drink.

Restricted roadside parking is available, or you can use the pay-and-display car park nearby.

Dogs are charged at £20 each per full or part week.

A fabulous location, very close to the beach, lovely pubs a short stroll away and a great Deli. An excellent venue for walking your dog on the nearby beach. Lack of car parking is a problem for a family.

Had a lovely few days in this well located cosy cottage. Weather was not the best but not much can be done about that. Very comfortable bed and all essentials were provided for including a bottle of orange juice, milk and wine! Situated just around the corner from the beach which is great first thing in the morning when you have a dog! Very friendlRead morey area. Owner also very helpful and nothing too much trouble. Perfect cottage, cosy, well equipped. Perfect location 2 minutes walk to beach. Spent the week with my husband and daughter. Parking could be an issue during high season. Local bars and restaurants in walking distance, good affordable food. Would definitely return.

Great, cosy cottage. Fantastic location and everything we needed. Parking could be an issue in the height of the summer, but in September we were fine as we could park on the roads near the beach. Thank you for a great stay!

Cottage was lovely, very cosy and well equipped. Lovely welcome bottle of wine left for us and few essentials to get us started. Fantastic location 2 min walk from beach, and everything dog friendly. Would highly recommend.

Arrived to a spotless clean cottage easy to find with everything you need for a weeks holiday.very quiet location with good pub resteraunts close by. The beach was within 60 metres walk.

Great cottage for the beach. Shame the back garden/yard was so small, everything else just as advertised. Our dog loved it and so did we.

A perfect little cottage for a small family and the dog in a perfect location. The washer/dryer was an added bonus after long walks on the beach and having the excellent John's of Instow Deli a short walk away was a real luxury. We'll definately be back and would highly recommend.

A wonderful location only a short walk from the sandy and dog friendly Instow beach, and some lovely pubs, which were again very dog friendly. Well situated to explore North Devon this is a cosy little cottage that gives you everything you need to enjoy a short stay. Parking can be an issue but do not let this put you off as you will always find a Read morespot and does not detract from what was a lovely break for me and my partner. Hide

Nice cottage but kitchen poorly equipped no dishcloths, salt and pepper set and Hoover had no suction , never stayed in a cottage where such things weren't standard
