Set in a convenient level walk of the village and only a short stroll into the heart of Appledore, within easy reach of beautiful beaches and an abundance of nearby attractions, a perfect family holiday.

Appledore is a unique fishing village with a variety of local pubs, restaurants, cafes and shops to explore. Enjoy its quaint cobbled streets and beautiful setting along the river with views over to Instow. Nearby you will find an abundance of walks along the coastal paths or the famous Tarka Trail. Keep the family entertained with the nearby family attractions, The Big Sheep, The Milky Way, Combe Martin Wildlife and Dinosaur Park all make for a fun filled day out. For quieter days out why not discover some of the stunning coastline and beaches including the miles of golden sands at Westward Ho! and Woolacombe.

This stylish accommodation is arranged over three floors, step foot into the entrance hall with room for your muddy boots. Then move down a few steps into the bright and airy kitchen/diner, this spacious area has views towards the river and over Appledore. With plenty of space to eat in style, it’s also a perfect space to relax or enjoy a board game with the family and there are bi-folding doors which lead out to the garden. The kitchen area is well-equipped with many high end appliances, including electric double oven and hob, microwave, fridge/freezer and dishwasher. A useful utility area houses the washing machine and tumble dryer. Back up the steps to the entrance level there is also the door to the garage/games room with table football and dart board, great for adults or kids alike, and a useful separate WC. Steps lead up to the lounge with comfy sofas, where you can sit back and watch the Smart TV, which has the Sky Q entertainment package, and bi-folding doors leading out to a decked balcony with superb river views and garden furniture. Steps lead up from the lounge to the second floor which has two bedrooms, a twin and a single, as well as a stylish bathroom with a bath, a separate shower and WC. The landing area then leads up a short staircase to the master king-size bedroom with Juliette balcony with panoramic estuary views and ample storage space, a short staircase leads up to a shower room with shower and WC.

Venturing outside, to the rear enclosed garden complete with garden furniture and charcoal BBQ. At the front of the property is off-road parking for two cars. There is separate shared side access via a keycode safe which leads to the garden and ideal for dogs, bikes, buggies and surfboards.

Dogs are charged at £20 each per full or part week.

A very well appointed house with everything we wanted; a short walk (10 mins?) from town for pubs, restaurants, and fish & chips. It has its own parking too, which is sometimes an issue is costal towns. The garden was secure and ideal to be able to let our dog into without worrying that she would escape. Very comfortable and well-equipped house, with the added bonus of off-street parking. The views are great from the two upper floors and the area was very quiet, perfect for our needs. We loved the kitchen/dining area too, and the bathrooms and showers were very efficient and pleasant to use. Fabulous property with spectacular views across the estuary, situated within an estate environment but very quiet and within easy walking distance of Appledore village. Nice secure garden for dogs and super walks close by. Village eateries always full so book early.

We had an enjoyable stay and great to have easy parking as I know Appledore can be extremely busy at times. Views were great and nice to have a balcony to sit out and garden.

We enjoyed our stay at the house, which we found to be clean, spacious, cozy and bright. The views across to the estuary are wonderful. There are several short flights of stairs because the house is on different levels but these did not bother us. The kitchen is modern and well equipped and the king size bed on the top floor is very comfortable. We absolutely loved our stay at The Old Boatyard! Comfortable, spacious and with stunning views we can't rave enough about it! We enjoyed cooking in the fully equipped kitchen with all the mod-cons and we are missing the amazing showers. The property is very well appointed with high end Fixtures and fittings. Its is very well laid out, spacious and comfortable. We went with 2 adults, 3 teenagers and 2 dogs and think it was the perfect size for all. The views from the main bedroom were fantastic, and the binoculars are a nice touch. Also The restaurants in Appledore are just a few mRead moreinutes walk away. We can recommend the Royal George and Beaver Inn (we visited both twice). But please remember to pre-book your table. An attractive contemporary property with many benefits. We stayed with our daughter and her family so loved the fact that they were on a separate floor with their own well equipped bathroom. Our master suite at the top was excellent, with great views of the estuary and a superb shower room - like a hotel. Overall the house is great, the best thing being the view from the master bedroom, we used to look out over the estuary for ages. overall very comfortable.
