Forming part of the pretty twin villages of Newton Ferrers and Noss May, this property is in a peaceful spot on the southern bank of the River Yealm. Located in an Area of Outstanding Natural Beauty, fantastic walks can be enjoyed from the doorstep, which take in ancient woodland and creeks. Steps from the garden lead to a quiet riverside lane where you can walk or take a seasonal ferry ride across the River Yealm, or for those looking to get even closer to the water, this is a popular destination for sailing, fishing, canoeing and paddle boarding.


Prepare and enjoy your meals in the light and airy kitchen/diner, which features a tiled floor and patio door opening onto the balcony. The kitchen area contains an electric oven and gas hob, microwave, nespresso coffee machine, dishwasher, fridge/freezer and washer/dryer, with a good-sized breakfast table at one end.

For evening meals and relaxing, take to the spacious open lounge/dining area which overlooks the water. This open plan lounge/dining area offers a large picture window and door allowing in plenty of natural light and providing access to the balcony, this room is airy and inviting, with a Smart TV, DVD . Enjoy a cosy seat and relax by the wood-burner.

Younger guests might want to head for the games room, where there is a pool table, TV with Freeview and DVD. There are three nautically themed bedrooms in this property, one king-size with TV and Freeview with en-suite shower and WC, one further king-size and one twin. There is also a fully tiled bathroom with shower over bath and WC, plus a separate downstairs WC for convenience.


Outside, a large decked balcony area with garden furniture is the perfect spot for enjoying a summer BBQ overlooking the river. There is also a table tennis table located beneath the balcony and a handy storeroom for bikes, canoes, fishing and sailing kit.  Please be aware there are several stone steps leading from the parking bay to the front door. Off-road parking for 2 small/medium cars with additional parking below the property

Tylecroft is a beautiful house, nestled into the banks of the estuary- the deck at the back of the house is a perfect place to watch the river and all the activities when the tide is in. This lovely property is based in a beautiful location and has everything you need for your stay. The area is very steep either side of the estuary so be aware there are steep steps to the front and rear of the property. However it's a great place for water activities. A fabulous location, quiet but with good walks and lovely pubs - we didn't need the car. The house itself is generously proportioned, larger than it looks in the photos and has a lovely outdoor deck with furniture, bbq and great view that catches the afternoon sun. We loved our stay in Tylecroft. The house is spacious and warm, incredibly well- equipped and in a great location for lots of lovely walks. It was so nice to not have to get in the car at all while we were there. I would not have wanted to stay here with young children. The outside steps to the games room are pretty treacherous - slippery when wet Read moreand very uneven but it was great to have the pool table, especially on the dark autumn nights. A picture postcard village location with excellent pubs and friendly people. Loved the village and even the quirk of being cut off from the small local shops (all in Newton Ferrers) at high tide. The house, although a little tired, was spacious and in large part very clean and welcoming. Be warned of the steep steps down from car to front door and Read moreeven steeper front garden. We enjoyed the crabbing, the beautiful coastal path and the beaches that were within an hours walk from the property. Hide

This is a great cottage in a lovely location, which we would highly recommend. It is spacious, and we found it to be clean and well-cared for. The kitchen was particularly well stocked with glasses, mugs and crockery. Perfect family holiday home: great location for accessing water-based activities and walks. Also offered indoor options if the weather wasn't ideal to be out. House is on hillside so access down several steps to entrance may not be ideal for persons with limited mobility.

Great location with beautiful views. The pool and table tennis got used frequently. Three pubs nearby was also a plus and able to walk to them all was especially nice. You have to get used to driving down single track roads and having to reverse a lot to let people buy staying here, so a large car is more of a challenge than a Fiat 500 would be.
